Our Cape Carriage House unit is our only pet friendly unit, and also the only unit that permits children under the age of 12 years. Pets and children under 12 years of age are not permitted in the main house and must be accompanied by an adult at all times indoors and outdoors on the property.
Make your reservations as far in advance as possible.
We require a 50% deposit by credit card at time of booking. Please familiarize yourself with our cancellation policy below.
Final payment is due upon arrival (cash, check or credit card are accepted).
Use our real time on-line availability service to help plan your stay and bookings can be made on-line too.
Minimums apply throughout the year unless otherwise arranged.
Two and three night minimum stay requirements apply from Memorial Day weekend through the end of September.
Occasionally a one-night opportunity appears between existing minimum stay reservations. In this instance a one-night stay is welcome, and our online reservation system will permit the one-night booking.
Please utilize our waitlist if you wish to obtain a last minute cancellation opportunity, or if you desire a one-night stay notification.
Room selections are at the Innkeeper’s discretion for a one-night stay. Best room available will be offered upon check-in. One night reservations are paid in full in advance and no refund will be possible if booking is canceled.
Cancellations or Alterations to Your Stay
If you reschedule or cancel before 15 days of your scheduled arrival, a $55 administrative fee will be charged for each room reserved.
If you reschedule or cancel within 15 days of your scheduled arrival, a one-night fee for the highest rate per night of the stay (per room) will be charged.
If you reschedule or cancel within 3 days of your scheduled arrival, the entire reservation will be charged to your account.
Management is not responsible for inclement weather, health issues, or early departures for any other reason beyond our control.
There are no refunds or changes on one-night bookings & gift certificates.
Refunds are at Innkeeper’s discretion based on re-rental of room.
We Promote Peace and Privacy
Our house is insulated well enough for considerate adults, however, young children find us tiresome. We have several rooms that can accommodate a family with well-mannered young people. Consider our Carriage House suite for young families with babe-in-arms or a toddler and we will bring the breakfast over for the adults! That way, you enjoy the bed and breakfast accommodation and your little one can be themselves, and not disturb the other guests’ quiet time.
Smoking is not permitted anywhere on our premises. We appreciate our smoking guests & suggest taking a stroll around our delightful neighborhood. Please dispose of your filter responsibly in the receptacle provided by our driveway and never in the flowerbeds or room trash.
Arrival and Departure
Check-in: 2:00-4:00 PM, and at 3:00 PM for guests of the Carriage House.
Check-out: 11:00 AM.
Check-in and check-out times are firm. Parking on site is permitted from 11:00 AM on day of arrival, and until 11:00 AM on day of departure. Property amenities, including beach items, common areas, outdoor shower, and bicycles are available for guest use from 11:00 AM on day of arrival. Guests are welcome to use parking and amenities, after they have checked out, until 1:00 PM. Our daily property preparation requires focused care and attention, which takes place between guest departure and arrival times. We appreciate considerate compliance with our arrival and departure policies.
If you anticipate arriving after 4:00 p.m., please let us know in advance so we can email detailed instructions for you to be able to self-check-in. We do not reside on the premises.
Late Arrival Arrangements can be made to accommodate a later check-in by Prior Arrangement. As a small inn, we do not have a night clerk and we forward our phone lines after hours.
Please inform us at your time of booking, or in advance of your arrival date, if you require a late check-in so we can provide you with our Late Check-in Welcome email which contains our check-in procedure information and access into the building after hours.
We require your cell phone number so we can be in touch with you on the road if necessary.
All bookings require 50% deposit funds in the form of a credit card, cash or personal check. Deposit funds can be refunded with the application of Gift Certificates upon check-in. Gift Certificates may not be applied as a form of deposit to secure a booking.
